What should I do if I’m facing foreclosure?
If you are having difficulties with mortgage payments, you should contact your lender right away. If you don’t feel comfortable talking with your lender, the programs below can provide information and assistance to navigate the choices you have.
How can I get help?
- The nonprofit NeighborWorks America offers a National Foreclosure Mitigation Counseling Program that can give you the information and assistance you need to avoid foreclosure. Find an agency in your area.
- If you’re facing foreclosure because of an abusive subprime mortgage, the Institute for Foreclosure Legal Assistance can help. They provide funding and training to local organizations that help homeowners fight foreclosure. Find an organization in your area at foreclosurelegalassistance.org.
How do I know if I am being scammed?
You may draw a con artist’s attention when you are at risk of foreclosure. You may be approached by organizations with official sounding names offering a quick fix to your mortgage problems. They often charge hefty fees or require that you “temporarily” sign over your deed to them. Be vigilant if an agency or person guarantees they can stop a foreclosure or get your loan modified. HUD-approved counseling agencies will only promise they will try their best to help you and will not make any guarantees. Never send a mortgage payment to anyone other than your mortgage lender. Contact your mortgage lender when you have trouble making your monthly payment.
